New apartment complex proposed for residential strip

Plans for another apartment building on a rapidly developing inner-city strip have been lodged with Brisbane City Council, however homes in the complex are unlikely to come cheap.

The development at 46 to 50 Racecourse Road in Hamilton will include 29 units across five storeys, as well as ground-floor restaurants or cafes.

Multiple major residential projects are already underway on both sides of the road, including at 77 and 53 Racecourse Road.

Developer Graya is also building apartments at 63-71 Racecourse Road, with its project drawing attention in April when it led to the eviction of tenant Krazy Dessert Hamilton before construction could begin.

“The precinct has matured into a vibrant destination,” says the latest application, which was lodged this month.

“This diverse mix of uses creates an active and walkable environment … reinforcing Racecourse Road’s role as a genuine destination rather than a local convenience centre.”

The new building is planned for a 1856-square-metre block directly south of St Augustine’s Anglican Church.

It will comprise six two-bedroom apartments, 22 three-bedroom apartments, and one four-bedroom apartment.

The plans also show a rooftop garden with a gym, sauna and plunge pool.

The building will have 75 car spaces and room for 35 bicycles, all below ground.

Developer Fortis, which is behind the project, also built the 16-apartment Lynsford building across the road.

Prices for three-bedroom apartments in that building started at about $3.45 million, according to realestate.com.au.

Fortis is also behind the planned conversion of a decommissioned aged care home into luxury flats in New Farm.
